Buckhead's luxury market closed the second quarter of 2026 with its strongest $5M+ closing volume since 2023. Renovated traditional homes inside the perimeter — particularly those between West Paces Ferry and Habersham — drove the headline numbers, with several streets recording multiple eight-figure trades.
Architect-led new construction continued to clear quickly when paired with disciplined pricing. Buyers rewarded specification depth — steel windows, true plaster, and considered landscape design — and penalized speculative builds that leaned on finish-level shortcuts. Average days-on-market for prepared product held under three weeks.
Looking into the back half of the year, sellers should expect continued pricing power on turnkey homes, while inventory above $10M remains thin enough that off-market introductions are again accounting for a meaningful share of trophy activity. Buyers entering Q3 should be fully underwritten and prepared to move on first showing.
