Buckhead Luxury Market Report — Q1 2025
Inventory tightened across Buckhead's $3M+ tier in the first quarter, with off-market activity accounting for a growing share of significant transactions.
Buckhead's luxury market opened 2025 with the lowest first-quarter inventory in five years. Active listings above $3M fell by roughly a fifth versus the same quarter last year, while days-on-market for well-presented homes inside the perimeter compressed meaningfully.
Demand remained concentrated in the $3M–$6M tier, where dual-income professional buyers and relocating executives competed for renovated traditional homes near top private schools. Trophy estates above $8M continued to trade quietly, with several closings handled entirely off-market.
Sellers entering Q2 should expect strong pricing power on truly turnkey product. Homes requiring renovation are pricing more carefully as buyers underwrite construction costs and timelines that remain elevated relative to pre-2022 norms.
