Atlanta's luxury tier opened 2026 with measured optimism — inventory ticked up modestly while well-priced homes across Buckhead, Brookhaven, and Sandy Springs cleared decisively.
The first quarter of 2026 brought a measured return of inventory across Atlanta's luxury neighborhoods. Active listings above $3M rose roughly fifteen percent versus Q1 2025, but the absorption rate kept pace — well-presented homes continued to clear in weeks rather than months.
Buyer composition shifted noticeably. Relocations from the Northeast and West Coast accelerated again after a softer 2025, and a growing share of activity came from in-town move-up buyers trading $2M homes for $4M–$6M estates near top private schools. Tuxedo Park, Historic Brookhaven, and Chastain Park led the pace.
Pricing discipline remained the defining theme. Sellers who entered the market with accurate pricing and cinematic presentation transacted quickly and at or above ask; aspirational pricing met longer market times and material reductions. Heading into Q2, the homes commanding premiums are those that feel finished, photographed, and ready on day one.
