South metro Atlanta opened 2026 with measured optimism — inventory ticked up modestly while well-priced homes across McDonough, Stockbridge, Hampton, and Locust Grove cleared decisively.
The first quarter of 2026 brought a measured return of inventory across south metro Atlanta. Active listings in the upper price bands rose roughly fifteen percent versus Q1 2025, but the absorption rate kept pace — well-presented homes continued to clear in weeks rather than months.
Buyer composition shifted noticeably. Relocations from higher-cost metros accelerated again after a softer 2025, and a growing share of activity came from move-up buyers trading starter homes in Stockbridge and McDonough for larger properties inside gated golf and lake communities. Eagle's Landing, Crystal Lake, and Lake Spivey led the pace.
Pricing discipline remained the defining theme. Sellers who entered the market with accurate pricing and strong presentation transacted quickly and at or above ask; aspirational pricing met longer market times and material reductions. Heading into Q2, the homes commanding premiums are those that feel finished, photographed, and ready on day one.
