Henry County Luxury Market Report — Q1 2025
Inventory tightened across Henry County's gated communities in the first quarter, with private, pre-market activity accounting for a growing share of significant transactions.
Henry County's upper tier opened 2025 with the lowest first-quarter inventory in five years. Active listings in the county's gated golf and lake communities fell by roughly a fifth versus the same quarter last year, while days on market for well-presented homes compressed meaningfully.
Demand remained concentrated in the $600K to $1M tier, where dual-income professional buyers and relocating families competed for renovated homes near the county's strongest schools. Larger estates continued to trade quietly, with several closings handled entirely before public launch.
Sellers entering Q2 should expect strong pricing power on truly turnkey product. Homes requiring renovation are pricing more carefully as buyers underwrite construction costs and timelines that remain elevated relative to pre-2022 norms.
